Reactive Maintenance

Reactive maintenance is quite simply ‘reacting’ to an issue, such as a breakage/ breakdown, as it occurs.

As opposed to planned maintenance, where you inspect and maintain the clients’ facility’s fabric to avoid possible issues, reactive maintenance covers those eventualities that you just cannot predict or plan for. Reactive maintenance services ensure that any unexpected breakage/ breakdowns, whilst frustrating, are fixed quickly, with minimum disruption to your business. 
 
It is impossible to predict and address every issue before they arise and so a reactive maintenance service is vital for every business. Reactive maintenance is often supplemented with a planned maintenance programme, but whatever the approach, below we have included some of the services associated with having a reliable reactive maintenance service provider:

  • Reactive Call Outs – Urgent (red) if in area within the hour, traffic depending, 2-4 hour call out (amber) not H&S, none urgent (green) 2-3 days. 
  • Day Rates – Basic handyman jobs 
  • Waste – removal of builders waste from site – cost per job to include skips
  • Small fits outs – includes, joinery, plumbing, small electric’s, decorating, tiling, ceiling, stud walls – priced per job, including materials
  • Doors – Joinery, door furniture – repair/replace –to be quoted including materials
  • Renovations – Kitchen & Bathrooms – repairs, replacements – sanitary ware, joinery, plumbing, tiling, flooring, plastering, worktops, cabinets – quoted on survey including materials
  • Tiling – repairs if feasible, price per survey 
  • Joinery – replacement windows, doors, door repairs, wood floors – priced per survey
  • Decorating – dependant on survey
  • Plumbing – toilets, kitchen repairs and replacement 
  • Roof Leaks – survey and costings
  • Landscaping – annual/quarterly contracts to include grass cutting, weed removal, pruning and litter picking – quoted on survey
  • Paving – repairs, removal and re-lay, replace with new – price per job and materials on survey
  • Fencing – repairs, removal and re-lay, replace with new – price per job and materials on survey
